Check-in time

Villa Primavera is not a hotel and there is no reception at either residence. Check-in is normally from 2:00 pm, but earlier check-in may be possible if nobody is checking out on that day. Please let us know your estimated arrival time at least two days in advance to make sure that someone can be present to give you the keys. In case of late check-in or uncertain arrival time, we can also give you a code to get your keys from a locked box.

Cleaning & laundry

No service (such as cleaning or breakfast) is included with the apartment rental at Villa Primavera. Only the final cleaning of the apartment upon departure is included in the rent's price.

We can get you in touch with a cleaning company if necessary. However, a free washing machine, tumble dryer and vacuum cleaner are at your disposal in the common area.


Villa Primavera requires a deposit of :
  • 300 € for any reservation of less than 1 month
  • 500 € for any reservation of between 1 and 3 months
  • 1 month's rent for any reservation exceeding 3 months
  • The deposit will be guaranteed by a valid Visa, Visa Electron, Mastercard or Maestro card, or in cash.

    Tenants are responsible for keeping the rented property and its content in the same condition as they received it. Any damage caused by the tenant will be deducted from the deposit.


    All the apartments are non-smoking. Smoking is nevertheless allowed outside if you are staying in an apartment with a terrace or garden (Milano, Siena, Siracusa, Modena, Capua). A penalty of 300 € will be charged for smoking inside (if the apartment smells of tobacco smoke).


    Please note that pets are not allowed in the apartments. There is no exception to this rule.


    Tenants will be charged 150 € for each key that is lost or not returned upon departure.

    Cancellation of reservation

    If you cancel your reservation 30 days prior to your arrival date, you will receive a full refund. If you cancel between 29 and 15 days before your check-in date, a fixed 100 euro cancellation fee will be charged. If you cancel within 14 days prior to your arrival you will be charged for the stay (for a maximum of 14 days at the weekly rate). After being requested, you will receive an email from Villa Primavera to confirm the cancellation. This email of acknowledgement from us is the proof of cancellation.

    Modification of reservation or of the duration of stay

    Subject to availability, the duration of stay can be extended and the rate adapted to that length of stay.

    Shortening of stays will incur a penalty equivalent to half the rent of the shortened period if the cancellation period of 14 days has been exceeded.

    No penalty will be charged for shortening of stay notified over 14 days prior to the first date modified.

    Please note that any shortening of the stay will incur a recalculation of the total price based on the rate that applies to the new length of stay. For instance, if an original reservation of 40 nights at the monthly rate of 40 € per night is shorten to 20 nights, the applicable rate will be the weekly rate of 60 € per night.

    Waste disposal

    Villa Primavera provides rubbish (garbage) bins for recyclable waste in accordance with the legislation of the Brussels Region. Legal fines for not sorting one's waste properly in Brussels run from 62.5 € to 625 € depending on the quantity. Guests of Villa Primavera are responsible for sorting their own waste and taking out their own unsorted waste on days indicated at each residence. Guests are warned that they will be personally liable to pay the fines to the authorities should the contravening bag(s) be identified as theirs (fingerprinting may be used to determine the ownership of waste in violation). Guests who deliberately throw away unsorted waste in the bins intended for recyclable waste inside the residence, or leave bags with unsorted waste in the common areas, will be charged 50 € (from their deposit) by Villa Primavera for cleaning up their mess.


    A safety deposit box will be available in each property. Villa Primavera or its representative will not be held responsible for any theft or damage of personal belonging left in the apartment.

    Subject to this agreement, the resident (and/or paying entity) indemnifies and holds harmless Villa Primavera and its representatives from and against any loss (including legal cost and expenses) or liability arising from any personal injury or death caused by any negligent act or omission by the resident.


    The management reserves the right to terminate immediately and without notice the agreement with the tenant in the event of the non-performance of his/her obligations, or unsuitable behaviour causing disturbance to other residents of Villa Primavera. The tenant will leave immediately and could be expelled if necessary with the help of public forces.
